A Quote On A Single Story Extension V A Double Story Extension T

we have a home that is a single story 4x2 about 20yrs old, construction is brick and tiled roof. I have 2 ideas, to do a single story conversion, we have a car port which has a tilled roof, I presume it has a concrete slab, we want to make this a garge and extend onto the alfresco area which has no roof to make a sun room. the size of both rooms on floor space will be approx 6mx 6m square each, but the tiled roof will need to be change to encorported the larger garage extend by 2m as only 6x 4 at present. The sun room will be a sitting area a bit like a lounge which will look onto the pool, we would like a large area of glass and bi fold doors to ge the view. no plumbing needed only electrical sockets. we have a garge door at present and have picked a new one so this will not needed to be included in the price you quote. The garge will need a window and door at the side for extra light and access. It will all be at least 1m from our neighbours property.
The second option is to make the same as I have listed but make an additional story ontop, which will be a bedroom on suit and a open plan sitting area, the bedroom above the garage to the front of the property and the sitting area ie lounge to the back over looking the garden. Again large window to make the most of the light and a walk in wardrobe in the bedroom also.
The work not to be started untill Nov /Dec, and the house is a cash buy so all reno work will be paid in cash no mortagage to worry about.
My husband can do a lot of the work himself as in plastering and instalation of bathroom and tiling, but need a help with electrics and brick laying and glass instalation.

Hi This work will require council approval before work can start, if we started the drawings today this would probably be 7-8 weeks. I can look after everything from the design, council approval and construction. Do want me to quote total package?

Hi, thanks for your speedy reply, I am keen to get a quote on both single and double story, but will not proceed yet for at least another 4 weeks, will obvioulsy like a number of quotes to compare and see work that the individual companys have completed, so let me know what you think, cost is obviously important and I have to weigh up the pros and cons of project managing myself or utilizing the experience of the building co. please get back to me. thanks Donna.
