So you’ve decided to have that deck built to entertain your friends and relax in a nice outdoor living space. The question is, do you need approval from your local council for this new deck? Here’s some handy information to consider with regard to council approval for decking projects.

When council approval is not needed

Council approval requirements for a deck depend on which state or territory you live in. For example, in NSW, generally, if the deck is for domestic purposes only, less than 25 square metres in area, no higher than one metre from the ground, not heritage listed or within a metre of a boundary and a few other aspects, you don’t need council approval. In some Brisbane locations, you can self-assess using a council checklist. On the other hand, in Victoria, all decks need council approval.

In most cases, small, low decks don’t need approval, but the best approach is to check with your local council before you start, as there may be other restrictions related to selling the property within a certain number of years and so on. Think about who will be using the deck, too; young children and older family members will be safer if you install railings.

When council approval is needed

Larger deck projects, those that are raised higher off the ground, located on a difficult site or subject to specific zoning restrictions, probably need approval from the council. They will also probably require extra information to be submitted, such as an engineer’s report and so on. Your location also remains a factor.

If you do need council approval, you can do your part to make the whole process smoother and faster. Prepare detailed plans of your deck design to be submitted to your local council. They should show the location and dimensions that help council determine how sound the structure will be and whether it will have a negative impact on your neighbours.

It is easy to call your local council or another relevant building authority if you are planning a decking project. Play it safe because regulations vary between local councils, states and territories. The consequences if you get it wrong can be expensive and stressful, including having to demolish the structure.
